San Luis Obispo County May 2024 Market Update

May 2024 saw nearly an 18% decrease in number of closed sales compared to last year. Current inventory remain about the same as last month but there is a 14.3% increase from last year.  New and pending sales remained consistent with last month as well as last year. 

The average sales price is down 3.0% from last year, while the average price per square foot is up 4.0%. The average percentage of the sales price to list price is 97.8%%, as 50.87% of the homes sold for the list price or above.
